Low Overhead
Sevieri Builders does not rent an expensive storefront or commercial building nor do we have a recurring payroll. As a result we are focused on your project. With the recent financial mess our country found itself in, the words from an old CPA in the mid 80’s rings true, “Stay out of dept, keep your overhead low, don’t buy unless you have the funds in hand, and protect your name”. We have lived and operated our business by that model and as a result Sevieri Builders acts in your best interest from the ground up.

Site Checks – For a builder, getting to know your property is an important factor. Site checks enable us to get a visual idea of slopes, set-backs, utility placement/trenching, etc. that will impact home placement and accessibility to your site. The same is true for remodel projects. Getting a good idea of location and relation to the proposed remodeling ideas of structural and bearing components is critical with respect to design and the permitting process.
Permitting – Our critical path network includes municipal officials, quality minded professionals such as engineers, geotechs and many other feasibility specialists required for permit procurement. A huge advantage for Sevieri Builders is the ability to send and receive electronic drawings and reports, saving time and money during the compilation of required documents and tests for a submission ready permit package. At the time of submission, Sevieri Builders is very familiar with all aspects of your project.
Design – At Sevieri Builders, we do our own design. Duane builds in his mind, as he draws, utilizing the latest technologies, including AutoCad™ by AutoDesk™. This ability has enabled streamlined efficiency during the permitting and building process. Plans are easily plotted, changes can be made at any time and digital copies forwarded, thus saving time and gas which equals money. Most of all, our designation as a design–builder, provides you, our client, with unlimited flexibility.
Turn-Key General Contracting/Construction Management – In Washington State, the buck stops with the General contractor. A good builder understands all phases of residential construction from start to finish. An outstanding builder not only understands these phases but is also flexible. He easily adapts and understands that the vast majority of clients will change or modify choices throughout the process. The outstanding builder will be able to accommodate their client without hyper extending their pocketbook. As with all professionals, the outstanding builder has reached a point of comfort within their career that can only be derived from decades of experience.
Options
Because we are all unique, your home definitely reflects that. We have listed just a few of the many options available to fit your style and budget.
Framing – Sevieri Builders offers prescriptive path techniques (designed without the need for structural engineering utilizing pre engineered products), structurally engineered post and beam span structures, and log homes. In most cases, Sevieri Builders homes are combinations of all three methods in a true Northwest fashion.
Turnkey Specifications – Your imagination is our limit. Unique to Sevieri Builders, our clients have the latitude to pick out virtually anything they want for their home. With the availability of the web, all of the custom home and design magazines, and let’s not forget the television, the options are unlimited. You specify it and we figure out how to implement it. It really is that simple. As a result of doing that for over 25 years, we are very adept at taking your ideas and analyzing them from various technical angles, including dimension, utility supply requirements and installation specifications. Major suppliers such as Kohler®, Pella®, Subzero®, Wolf®, etc. provide architectural DWG® files that are instantly down loadable for incorporation into your design. Therefore, there is no guesswork to the final outcome of your home.
Pricing
Pricing Methods: Sevieri Builders offers three different pricing methods for your consideration.
- Fee plus Costs: Sevieri Builders will work with you as a partner. We charge a set fee plus 10% of the “cost of the work.” You shop, price and compare right along side Sevieri Builders. You become the sharp penciled staff for your project. You have the ability to change, modify and have full control of your project. It’s actually quite simple – there are no hidden costs. Our books are open and you are provided with a copy of each third party invoice.
- Fixed Price: We work within your stated budget to provide you with a Sevieri Builders product, whether it be a new home, remodel, sunroom, addition, etc., as long as the scope of the work with regards to the start, finish and expectations in between are definable.
- Fixed Price with Allowances: We provide a fixed price for the “knowns” and allowances for the “unknowns.” With this approach not all choices need to be final. Often with construction loans, this type of pricing makes the most sense. However, Sevieri Builders would caution that a tight budget can be strained via change orders, upgrades, etc… and that every effort should be made during design and contract to allow adequate funds with respect to the scope and theme of the project.
